Weekly visits to the property with a walk around inspection to assess for any damage or potential issues that are clearly visible. Should anything be noted we will contact the Client promptly and provide assistance to rectify the situation in line with our fees.

Monthly email report and invoice to client detailing all activities undertaken and invoices paid. We have several payment options, please contact us to discuss which would be the best fit.
Please note there is an initial setup fee of ¥10,000 to cover admin related tasks.
Keeping your property looking good not only reduces long term maintenance needs but helps with relationships with your neighbors and assists our village look good all year round. The price for this service is based on size of property and starts at ¥2000/event and whilst normally monthly, except in winter, may be needed 2x month during hottest months which are June July, August and September.
A key risk to property in Hakuba is mold, particularly in the rainy season. We open your windows during day light hours etc when safe to do so to help prevent mold and reduce any 'musky' smell. We would do this once monthly except wetter months when it would be done twice. For security reasons we open the windows early morning then lock them again prior to sunset. The cost of this is ¥2000/event.
Whilst in the property doing this, we also undertake a basic internal inspection to assess for any damage or potential issues that are clearly visible. Should anything be noted we will contact you and if you need assistance rectifying will do so in accordance with our fee structure.
Done at least monthly we recommend starting and running your Vehicle/s with the cost to do this ¥2000/event. (Up to 2 cars at this price.) and we do a visual inspection at the time.
Should your insurance cover our staff (would require copy of insurance proving so), car would be driven a short distance if you chose to do that.

We can also drop off and collect car locally for fitting snow tyres, shaken etc.
We can provide in person assistance for the following at ¥2500/hour or part thereof, charged in 30 min increments. Our clients use this service for:
- Liaising with local and online food, beverage and other service providers including setting up commercial accounts.
- Introductions and ongoing liaison with local accountants.
- Setting up insurance, utilities, internet and bank accounts etc.
- Completion of required paperwork for licences and attending regular required inspections including fire and kitchen.
- Liaison with local mechanical workshop for car ownership transfers, repairs and should your vehicle require shaken (registration).
- Organising trades persons for emergency repairs or quotes for renovations.
- Others by agreement.
